Transparent fee structure for landlords and tenants

Tenant Permitted Fees

Fee Type	Amount / Notes
Holding Deposit	Equivalent to 1 week's rent (refundable). Calculated as: Agreed Rent PCM × 12 ÷ 52.
Tenancy Deposit	Up to 5 weeks' rent (rent under £50,000 pa). Up to 6 weeks' rent (rent of £50,000+ pa). Held in a government-approved scheme.
Rent	Payment to landlord for use of the property.
Default Payments	May be charged in event of breach of tenancy (e.g. anti-social behaviour, damage, unpaid rent, lost keys). Capped at actual loss suffered.
Unpaid Rent Interest	If rent is outstanding more than 14 days: interest at 3% above Bank of England base rate from the rent due date.
Lost Keys / Security	Actual cost of replacement keys, lock changes etc.
Tenancy Variation	Capped at £50 (where requested by tenant), unless greater costs are demonstrated.
Early Termination	Cannot exceed landlord's loss or letting agent's reasonable costs.
Utilities / Council Tax	If specified in the tenancy agreement.
TV Licence	If required by the tenancy agreement.
Communication Services	Telephone, internet, cable/satellite TV if specified in the tenancy agreement.

Tenant Referencing	From £35 per person	From £42 per person
